The facade, like the waterproofing of the apartment and retail building from the 1980‘s, had suffered numerous problems through inadequate detailing and construction. The problems were further exacerbated by incorrect refurbishment in the last years.
A new fibre cement rain screen facade integrates new zinc panel flower boxes with each balustrade. To react to the varying widths of the balconies, a new pattern was developed with alternating cladding modules.
Through a subdued colour selection, the previously degenerated building achieves new nobility. Because of the reduced budget, simple solutions were required for diverse problems in order that elements could be repaired and then replaced a few years later. (Overhauling the flat roof areas, upgrading the shop facades along the strongly weather beaten street elevation, etc.)
